Sometimes we recognize we should raise the price on weekends but there is no way for us to know all of the events that can affect our pricing. One that is often overlooked is graduation season.

Records were set in my area with this year’s graduation season.

During graduation season in Boston, prices were increased over $1000 on some properties.

The University of Oregon graduation next year is expected to bring in over a quarter of a million dollars to Airbnb hosts. Sounds like a pretty good week to be an Airbnb host in Oregon, doesn’t it?

What’s going on that will bring people to your area? Large events can give you an opportunity to maximize your profits.

A quick search on Google can give you a lot of events coming up, but I find that some still slip through the cracks.

That’s why I STRONGLY encourage you to use a 3rd party pricing company. You don’t have to be “in the know” about every single event. You trust the algorithms to analyze every spike in airbnb searches in your area whether it be for graduation or because the Backstreet Boys are making a come back tour in your area.

Don’t kid yourself and try to know EVERYTHING that is going on. Just use a good third party dynamic pricing tool.
